Gas Safety

All landlords, agents acting for landlords and business owners must ensure that the property they own or are responsible for passing annual Gas Safety inspections. The statutory regulations are: Gas Safety (Installation and Use) Regulations 1998. These regulations are enforced by the Health and Safety Executive.

Make Sure Your Property Has

  • Safe with well maintained gas installations and appliances
  • A current Landlord Gas Safety Certificate
  • A record of regularly serviced gas appliances

Landlords Best Practise

  • Ensure the gas meter and cut-off valve are easily accessible
  • Make it clear to your tenants that they should not carry out their own ‘repairs’ to any gas appliance
  • Ensure your tenants know how to turn off the gas supply to the property
  • Provide your Tenants with TRANSCO national emergency gas leak number
